The site presents communities such as Downtown Dubai, Dubai Hills Estate and Dubai Creek Harbour through location, views, amenities and lifestyle. Individual developments add property type, starting price and brochure access where available.

Several buyer needs share the same portfolio
A resident, investor, overseas buyer and existing owner can all enter through the same brand. The contact journey asks what help is required, while community and property pages carry much of the earlier qualification work.
Possible implication
The site may generate interest before it resolves fit
An international visitor can be persuaded by several communities at once but still lack a clear comparison based on budget, purpose, time horizon and practical requirements. That can shift qualification work downstream to sales teams.
Alternative explanation
A credible reason the signal may be benign
Paid campaigns, broker relationships and sales advisers may already pre-qualify buyers before they reach the public site. Emaar may also use behavioural and CRM data to personalise follow-up in ways a logged-out review cannot observe.

Test a non-binding buyer brief before brochure download: intended use, budget range, property type, purchase timing and preferred lifestyle. Return a transparent shortlist, then compare qualified enquiry and sales follow-up rates with the standard brochure route.
What I would check internally
- Which community attributes most strongly predict a qualified international enquiry?
- How many brochures does a prospect download before contacting sales?
- Can buyers compare communities without opening several separate development pages?
- Does the sales handover retain the public content and criteria that shaped the enquiry?
